The Design Process
After your initial contact we will arrange to meet you and discuss your brief free of charge.
From there we will issue a fee contract which will outline all costs involved from ourselves, the relevant council departments, structural engineers etc and once you give us the go ahead we will arrange to measure your property to start the design process.
Once you have approved the initial sketch designs, we’ll produce detailed planning drawings for the planning application process. Our job is to provide a comprehensive package of information to give your project the best chance of being approved.
We have strong relationships with the Local Authorities we work with. This means we’re ideally placed to support your application through the entire process. If we suspect there could be a contentious issue with the application, we’ll have a conversation with them, before submitting the application. This reduces the likelihood of the plan being rejected and can save you the expense of redesign fees.
When the Planning Application is approved, the next stage in the process is to submit a building warrant application to the Local Authority. The warrant is more a detailed document that includes technical drawings and specifications relating to structure, drainage, thermal performance, fire safety electricity & heating etc.
This process can take up to 8 weeks from submission to approval, but we use our knowledge of the warrant process and extensive contacts within the local authority & structural engineers to minimise any lag time. But, as with the Planning Application phase – getting Building Warrant approval is a key part of the project. Application fees are paid directly to the Planning and Building Control departments within the Local Authority.
Generally you will also require an SER certificate and details from a structural engineer. We work closely with Millard Consulting Ltd to ensure the time for providing this service is minimal and will obtain costs for you before the warrant process begins.
The construction phase is where your original vision and our carefully designed plans become reality. We act as a liaison between you and your contractor to provide project management support throughout your build if you require. A key part to any build project is the communication between all parties and we will ensure that is done to the highest standard.
We can also offer you an Interior Design service to turn the plans and visualisations we provide, into reality. We have a wide variety of past interior projects including residential properties, bars, cafe’s and most recently commercial offices & a new cinema arts centre.
In addition to our architectural services, we can also offer the following – Measured Surveys, License Drawings, 3D Visualisation & Walk throughs, Masterplanning, & Title Deeds Plans.
These services are often included as part of a bigger project, but they’re also available as standalone services in their own right.
